The Rajasthan Land Pooling Schemes Act 2016 : 55% of developed land return back - Manish Jain - 07-05-2018

The Rajasthan Land Pooling Schemes Act 2016 is approved by President of India . now UDH will issue notification regarding this . According to this act land pool could be done with common consent of land owners  in urban areas. In this act there is provision of maximum 55% of developed land return back to the land owners proportionately. 






इसमें भूमि मालिक से ली गई जमीन के बदले अधिकतम 55% तक विकसित जमीन देने का प्रावधान किया गया है।
लैंड पूलिंग एक्ट के अनुसार किसी बसावट में सरकारी एजेंसी या निजी विकासकर्ता जितने भी लोगों की जमीन लेंगे, वह सहमति से ली जाएगी। जिन भूखंडों के लिए सहमति नहीं बनेगी, वहां लैंड एक्विजिशन एक्ट के तहत जमीन लेकर उसका मुआवजा दिया जाएगा


Understanding the act with example :  किसी स्कीम में 10 लोगों की जमीन ली जा रही है। ऐसे में किसी के भूखंड पर पार्क विकसित हो और दूसरे व्यक्ति की जमीन के थोड़े हिस्से से सड़क निकाली जा रही हो, लेकिन योजना में कुल सुविधाएं विकसित करने के लिए जितनी जमीन काम में ली जाएगी उस जमीन को सभी 10 भूखंडों मालिकों का समान हिस्सा मानते हुए लैंड पूलिंग मानी जाएगी। शेष जमीन विकसित कर सौंपी जाएगी। अधिकतम 55% विकसित जमीन वापस मालिक को दी जाएगी।
