Unified Building By-laws-2017 
Salient point of new by-laws 

  • By laws is applicable to all urban areas of Rajasthan except Jaisalmer and mount Abu . 
  • The unified building bylaws is enacted from date of publication that is 18 Oct 2017 
  • Now the setbacks will be decided on the basis of the road width.
  • Setback for plot more than 90 SQM area are as follows: 
    upto 18m (60ft) road width = front setback is 3.0 M ( 10ft)from 18m to 24m(80ft) road width = front setback is 4.5 M (15ft) from 24m to 30m(100ft) road width = front setback is 6.0 M (20ft)more 30m(100ft) road width = front setback is 9.0 M (30ft)
  • For plot 90 SQM area minimum front setback is 1.5 m (5ft)
  • FAR area is replaced by BAR ( Builtup area ratio) 
  • Minimum area of plot for construction of flats is 1000 Sqm 
  • Minimum area of Hostel building is 500 SQM. 
  • Minimum area of Resort building project is 4000 SQM 
  • Minimum 4.5 m free passage is compulsory for movement of Fire Tender all around the project. in high rise building.
  • in case mix land use plot maximum 50% of net builtup area is considered for commercial use rest net built-up area is used for residential or institutional use.  
  • minimum distance between two tower of group housing block is 1/4 of height of block but if ventilation windows of room kitchen toilet etc is not proposed means in case of dead wall the minimum distance criteria between two blocks is not compulsory.
